The detail

How buyers judge a development before it is built

Off-plan buyers are being asked to commit to a home they cannot yet walk around. They judge the development on its name and identity, the CGIs, the specification, the story of the location and the reputation of the developer behind it.

Most development marketing looks alike: a generic name, a script logo, sunset CGIs and a brochure PDF. When every scheme says the same thing, buyers compare on price per square foot and little else.

Property developer branding works on two levels. The company brand builds trust with buyers, landowners, planners and funders across many schemes, while each development identity sells one place to one audience.

Company brand and development brands

The developer brand should be steady and credible. It appears in land bids, planning consultations, investor decks and on every hoarding, so it needs a clear position, a consistent tone and a simple system for sitting alongside each scheme.

Each development then needs its own name, identity and story, rooted in the location and the architecture. It has to stretch from hoardings and site signage to the marketing suite, brochure, show home and website, and the brand architecture decides how visible the parent company is on each one.

We set both out in our branding process, so new schemes can launch quickly without starting from a blank page each time.

Launch assets and the development website

A development website is a sales tool first. For most schemes it needs:

  • Plot and availability pages showing each home's type, floorplan, price and status, updated from the CMS as reservations come in.

  • Specification pages that make clear what is standard and what is an optional upgrade.

  • CGI and photography galleries, with computer-generated images and show home photos clearly labelled.

  • Location pages built on facts buyers can check, such as transport links, schools and local amenities.

  • Register-interest and brochure journeys connected to your CRM or sales agent.

  • Marketing suite and show home booking.

  • Construction progress updates that keep reserved buyers informed and reassure new ones.

Words matter as much as the pictures. Our website copywriting covers naming direction, the location story and the plot-by-plot detail.

Advertising rules and buyer protections

New-build marketing has specific advertising guidance. The ASA's advice on new-build and off-plan homes says that where an image shows upgrades not included in a from price, qualifying text such as image includes optional upgrades at additional cost should sit next to the image and be as prominent as the price. It also says ads should make clear any additional or ongoing costs, such as service charges.

We build those rules into the design of plot pages and galleries, so captions and price notes sit in the right place by default rather than being added at the last minute.

If you are registered with the New Homes Quality Board, the New Homes Quality Code applies from marketing and sales through to after-sales, and buyers who reserve after you register can complain to the independent New Homes Ombudsman Service if the Code is not met. Saying so clearly, and making sure the sales copy matches the Code, is a strong reassurance for first-time buyers.

Search and launch campaigns

New homes buyers search by place and property type: new homes in a named town, new build flats in a particular area, two-bedroom new builds near a station. Each development page should be written to match those searches, with location content and structured data.

Launches rarely rely on organic search alone. Our Google Ads work builds focused landing pages for register-interest campaigns, so paid traffic lands on a page made to convert rather than on the homepage.

How a development branding project runs

We work backwards from the date reservations open. Discovery covers the site, the architecture, the target buyers and your planning milestones; naming and identity come next, then hoarding and suite artwork, and the Framer website with its plot CMS goes live in time for launch.

Timing depends on scope, and a development brand and website typically takes 8 to 14 weeks. Brand identity starts from £4,000 and websites from £7,500, with a fixed quote per scheme once the scope is agreed.

Share the site, the unit mix and your launch date, and we will plan the brand and website around it.

FAQ

Frequently asked questions

Can one website cover multiple developments?

Yes. A structured CMS can organise schemes, homes and project updates, with separate enquiry routes for each development.

How should CGIs and optional upgrades be shown?

The ASA's advice on new-build and off-plan homes says that where an image shows upgrades not included in a from price, qualifying text should sit next to the image and be as prominent as the price, and additional or ongoing costs such as service charges should be clear. We design plot pages and galleries so those captions and notes sit in the right place by default.

Can our sales team update plot availability?

Yes. Plot pages show each home's type, floorplan, price and status, updated from the CMS as reservations come in, and register-interest and brochure journeys connect to your CRM or sales agent.

Should we mention the New Homes Quality Code?

If you are registered with the New Homes Quality Board, the Code applies from marketing and sales through to after-sales, and buyers who reserve after you register can complain to the New Homes Ombudsman Service. Saying so clearly, with sales copy that matches the Code, reassures first-time buyers.

How do buyers find a new development online?

Buyers search by place and property type, such as new homes in a named town, so each development page is written around those searches with location content and structured data. For launches, our Google Ads work builds focused landing pages for register-interest campaigns.

How long does it take and what does it cost?

We work backwards from the date reservations open, and a development brand and website typically takes 8 to 14 weeks. Brand identity starts from £4,000 and websites from £7,500, with a fixed quote per scheme agreed before work starts.
